An Analysis of Real Estate Companies' Opportunities for New production of Rental Apartments in the Swedish Housing Shortage (English)
Abstract [sv]
Introduktion - Studien tar sin utgångspunkt i den rådande bostadsbristen i Sverige,
med bristen på hyresrätter i fokus. Arbetet syftar till att identifiera de huvudsakliga
utmaningarna och möjligheterna inom hyresrättssektorn och att sedan belysa strategiska
åtgärder som skulle kunna vidtas för att förbättra situationen. Studiens teoretiska
ramverk baseras på tidigare forskning om hållbart bostadsbyggande, förändringar i
bostadsmarknadens regelverk och hyresrättens betydelse. Det teoretiska ramverket
belyser fem olika teoriområden som tillsammans ramar in studien och sätter
förutsättningarna för diskussionen. Ramverket diskuterar hållbarhet i byggsektorn och
Agenda 2030 samt hur detta bör tas i åtanke vid fastighetsföretagande. Bostadsbristen
och dess konsekvenser berörs och teorin belyser även hur bostadsbristen kan likställas
en ”bostadsojämlikhet”. Vidare beskrivs det hur lagar och regelverk påverkar och
potentiellt hämmar nybyggnationen av hyresrätter. Det presenteras också finansiella
nyckeltal och dess betydelse för fastighetsbolag, samt hur internationella investerare
tjänar pengar på fastighetsbestånd i utsatta områden.
Metod - En kombination av kvantitativa och kvalitativa metoder har använts för att
samla in data. Den kvantitativa data samlades in via dokumentstudier, vilket var den
primära metoden, och den kvalitativa genom intervjuer, vilket komplimenterade och
berika studien. Analysen integrerar resultat från båda metoderna för att ge en
helhetsbild av resultatet.
Resultat - Resultaten visar på en komplex bild av utmaningar relaterade till kostnader,
regelverk och marknadens förändringar. Specifikt framkommer det att lagstiftningar
och marknadsregleringar spelar en stor roll för att forma förutsättningarna för
framtidens hyresmarknad.
Analys - Det finns ett behov av strategiska åtgärder och anpassningar gällande
lagstiftningar och regleringar, för att angripa obalansen mellan hyressättning och
produktionspris. Samt för att säkerställa hyresrättens framtid som en flexibel och
tillgänglig upplåtelseform. Bolag A:s utveckling framhålls som ett exempel på hur
fastighetsbolag kan navigera i branschen.
Diskussion - I diskussionen poängteras betydelsen av strategiska förändringar inom
branschen. Analysen av Bolag A visar hur bostadsbolag kan anpassa sig och navigera
framgångsrikt på marknaden med hållbarhet och långsiktighet i fokus. Studien
illustrerar vikten av integrerade strategier och nödvändiga reformer för att bemöta de
aktuella och framtida utmaningarna för den svenska hyresrätten. Författarna konstaterar
att frågeställningarna är besvarade.
Abstract [en]
Introduction - The study begins with the current housing shortage in Sweden, focusing
on the shortage of rental apartments. The aim of the thesis is to identify the main
challenges and opportunities within the rental sector and then highlight strategic
measures to be taken to improve the situation. The theoretical framework is based on
previous research on sustainable construction and management, changes in the housing
markets regulatory framework and the significance of the rental housing. The previous
research includes five theoretical areas which together enclose the study and set the
conditions for the discussion. Sustainability and Agenda 2030 is the first area
introduced, followed by the housing shortage and its’ consequences. There is also an
argument brought to light claiming that the housing shortage is to be considered an
“housing-inequality” instead. Furthermore, it describes how laws and policies affect
and potentially hampers new construction of rental properties. Financial key figures and
their importance to real estate companies are presented as well as how international
investors capitalize on the housing market in Sweden.
Method – A combination of quantitative and qualitative methods has been used to
collect data. Quantitative data was collected through documents and statistics and the
qualitative data through interviews, to enrich and complement the quantitative data. The
analysis integrates results from both methods to provide a comprehensive picture of the
outcome.
Results – The results indicate a complex image of challenges related to costs,
regulations, and market dynamics. Specifically, it emerges that legislation and market
regulations play a significant role in outlining the conditions for the future of the rental
market.
Analysis – There is a need for strategic measures and adjustments regarding legislation
and regulations, to address the imbalance between rent levels and the production costs.
As well as ensuring the future of rental housing as a flexible and accessible form of
tenure. Bolag A´s development is highlighted as an example of how real estate
companies can navigate through the industry, with success while focusing on
sustainability.
Discussion – The discussion emphasizes the importance of strategic changes within the
industry. The analysis of Bolag A shows how real estate companies can adapt and
successfully operate on the market while focusing on long-term management and
ensuring a sustainable outcome. The study illustrates the importance of integrated
strategies and the need for reformations to undertake the future challenges connected to
rental housing. The authors consider the thesis questions answered.
