Opportunities and challenges of using digital twin in facility management (English)

The construction and real estate sector is a central part of society, involving many actors throughout the building process. Digitalization has been a significant change in the real estate industry, with DT serving as a solution to integrate information from planning to property management. By offering structured and real-time information management, property management can be streamlined. This facilitates decision-making and optimizes energy use. However, the industry faces challenges in adopting DT, particularly because traditional documentation is often based on 2D drawings. The purpose of this study is to investigate the current use of DT in property management and provide insights for future implementations.
This study employed a qualitative method that combined literature reviews and interviews. The literature reviews were conducted to find relevant data and facts, helping to better understand the subject. Interviews were conducted with both companies that develop digital twins and property managers who use them in their operations. By combining these methods, a comprehensive view of how digital twins are used and their impact on the real estate industry was obtained.
The study examined the use of digital twins (DT) in property management, defined as digital copies of physical buildings based on BIM models and sensor data. DT is used to streamline fault reports and visualize building surfaces.
The study defines DT as digital representations of physical objects with regular information exchange. DT is used in property management to streamline fault handling and documentation, saving time and costs, and improving communication. Challenges include high costs and the need for organizational changes. Despite these obstacles, DT can significantly enhance efficiency and sustainability in property management.
Digital twins are revolutionizing property management by creating exact replicas of properties in a digital environment. This technology enables more efficient management, improved communication, and increased innovation. Applications include property maintenance, visualization, and area management. Despite its potential, DT presents challenges such as high costs, organizational changes, and a lack of standards. Successful DT implementation requires careful planning, challenge management, and strategic use of the technology's capabilities.
