An evaluation of AI-generated rendering images in the real estate industry (English)
Abstract [en]
In the real estate industry, rendering images are used in nearly every project. However,the creation of these images is both costly and time-consuming. Despite the continuousadvancement of AI technology, the real estate industry has yet to fully harness its fullpotential, especially concerning the generation of rendering images. The purpose is toinvestigate if AI can create rendering images and therefore improve and streamline theprocess used today through time savings during the creation of the images.This study was conducted with the real estate company who tutor this study. The workbegins with a pre-study to explore the process of creating rendering images today andhow AI can optimize the way of creating rendering images. To enhance the credibilityof the study, a theoretical framework was developed within AI and rendering images.The study was conducted through a qualitative case study with different data collectionmethods, including document analysis, literature review, interviews, and a test of AI-programs. Interviews were conducted with both real estate companies and architecturalfirms to gain insight into how both parties perceive rendering images and the processof how to create them. The analyze of different AI-programs were conducted to studyhow AI could be used during the creation of rendering images.The results of the study show that there are AI programs capable of generating differenttypes of rendering images. Interviews indicate that there are different stages in a projectthat require different quality levels of rendering images. The interviews also reveal thatimages in later stages needs to correspond much more to reality much more comparedto images in earlier stages.The analysis of working in the programs shows that AI can creating realistic images ina short time. However, it is generally difficult to control and guide the AI to achieve anexpected and specific result. Conclusions about how the programs work indicate thatmore photorealistic results are generated when allowing AI to be more creative by itsown and not controlling it as much. AI is efficiently in an iterative process with itsability to create several images in a short time. However, the challenge appears whentrying to get AI to generate images that match specific expectations, as the foto qualitytends to get worse the more it is controlled.The rendering images during the earlier stages in a project can be referred to ascommunication images used to communicating various concepts and ideas. For theseimages, the use of AI can be effective in the way of time saving and good at creatingdifferent images with minimal input. Rendering images used in later stages in projectscloser to selling of the projects are often referred to as end renderings as they areprimarily used to sell projects to customers. These images need to be more precise andreflect how the reality actually looks. Therefore, these images are more difficult togenerate with AI, as it is difficult to control AI to an exact expected result.Keywords: AI, AI-based rendering programs, prompt, rendering images, renderingprocess, visualization.
